Proposed Avonlea Green Building Patterns

Site and/or Building design plans shall include information relating to;

Sun, wind and slope orientation, landuse, economic and architectural traditions, utilities, communications, views, surrounding colors, features and uses, building style, materials and energy efficiency and other information needed for a complete assessment.  

Builders and developers shall make their best efforts to:

a) use the most durable, local or recycled, renewable, recyclable and previously used  building materials wherever feasible and permissible; b) minimize waste, spillage, pilferage, spoilage, and misuse of  materials ; c) maximize energy and water use efficiency by exceeding local  standards in building code for site planning, thermal insulation and mechanical systems; d) maximize indoor environmental quality; e) provide consumer  with information and  updates on meeting project performance goals through planning, specification, management and supervision and maintenance; and f) design for easy upgrading for future technological innovation and advancement.

Buildings shall

a.  Include high efficiency heating and air conditioning equipment (Exceeding required efficiency levels, "right" sizing and effective controls). Include ducts and pipes of minimal length, well sealed, and located inside the building envelope.

b. Include mechanical  ventilation which is occupant controllable including ceiling fans and operable cross ventilation were appropriate.

c. Include efficient service water heating, including well insulated hot water piping, or "tankless" water heater near each point of hot water use.

d. Consider solar water heating and heat recovery.

e. Include major appliances selected with Energy Star Seal.

f. Install energy efficient electrical lighting, consider light shafts and design floorplans to maximize interior day lighting;

g. Consider photovoltaic electricity

h. Supply  operating manuals so owner/occupant knows how to maintain good performance of buildings features.

i. Include reflective roof coloring or coating or roof top gardens or decks or shall increase roof r value by 20% above code  required;

j. Include wiring for multiple phone, data and network service, along with provision for easy upgrading for technological advances.

k. Include roofs which include passive or active solar mechanisms, decks or gardens if appropriate for building orientation and roof slope.

l. Have all windows and glass doors which face east, west or south be shaded or insulated while allowing maximum visible light.

m. Include proper ventilation and airfiltering shall be included in the design.

n. Have exposed building walls be a minimum  rvalue of 19 and roofs a minimum value of 25.

o. Take steps  in design and construction preventing excess moisture to avoid rot, mold and mildew.

p. Where performance and cost tradeoffs appear reasonable, buildings will include catchment water collection to be used for irrigation, pervious pavement and roof gardens.

q. Include waterless or low flow urinals, lowflush toilets, lowflow shower heads and faucets, dishwashers and clothes washers that have "watermiser" features shall be used  where appropriate.

r. Include landscaping of primarily native plants and high drought resistance (Xeriscape) materials which require using water, lawn chemicals and fertilizer sparingly. See Landscaping/Streetscape Pattern.

s. Have public restrooms will include motion activated  sinks and towel dispensers as well as a trash container near the door.

As new technology becomes available which offers equal or better performance than those shown above they may be substituted.
